Do All Architectural Firms Offer Design Trades Coordination?

We think true design coordination is essential to every project, and it is a mandatory part of our design process.


However, the reality of our local market is that almost no architectural firms perform Design Trades Coordination. 


Some are not proficient enough in the technical aspects of construction to do it. Many other firms offer one main value proposition: offering a lower fee cost. 


If someone is offering a design and drawings package at a low price, there is no opportunity for a highly skilled professional to manage the coordination due to lack of time and effort. 


Some offices send the plans' production to a third-party office instead of using their own staff. This can be even worse. How can they do design coordination without their own design development and production staff?


They might say (or even think) that they are doing design trades coordination, but in reality they are just sharing documents with engineering teams, and letting them do their designs. 


This lax approach can result in a ton of important details slipping through the cracks. 


Without a proper review comparing the design work of one team vs. another, you could end up with air-conditioning ducting clashing with structural elements that cannot be moved or opened to let the ducting through.  Or you could end up with too much piping going through a single area significantly weakening the integrity of main structural elements, without the knowledge of the responsible engineer.

How Do We Know Other Firms Do Not Offer Design Trades Coordination?

A couple of years ago, our lead architect, Roderick Anderson, was invited to be a part of the directors of the BIM Forum Costa Rica chapter from the Costa Rican Chamber of Construction. 


As part of his involvement in this organization, he was positively surprised that the largest construction companies in the country were getting involved in the world of BIM.  He was amazed at how strongly they were investing in their BIM teams. The problem was the reason they were doing it.


As some of the representatives of those construction companies explained, they were being forced to learn and build BIM-proficient teams in-house. 


The main reason for this is that when they would receive plans for a project, they would get their own teams to build a BIM model where they could visualize the different elements and systems of a project together on a single model.  They would take the plans that were provided to them by the designers, and build their own model in order to find clashes, errors, and incorrect construction. 


They wanted to be able to iron out the problems before the construction started.  They wanted to avoid inefficiencies and delays.


They were surprised when Roderick showed them examples of SARCO projects and explained that these tasks and processes had already been completed. The way that SARCO approaches this is simple: Design Trades Coordination is a responsibility of the design team, NOT of the builder.
